Once you sign and take the keys, every defect in the property becomes a conversation you have to win rather than a condition the developer has to meet. That shift is the reason snagging exists, and it is why choosing the right snagging company in Dubai matters more than most buyers realise.

What snagging is, and when it happens
Snagging is the formal identification of construction defects before the final legal handover. It is the last quality gate between the construction phase and you living in the property.
A snag list separates two very different categories of problem. Cosmetic snags are paint scuffs, chipped tiles, misaligned cabinet doors — irritating, cheap to fix, easy to see. Systemic defects are structural cracks, water ingress, faulty electrical grounding, badly balanced air conditioning. These are the expensive ones, and they are the ones you will not spot on a walkthrough.
The distinction matters because of timing. In Dubai, developers typically carry a defects liability period of twelve months from handover, during which they are obliged to rectify construction defects. Structural liability runs considerably longer under UAE law. But liability only helps you if the defect is documented. A fault you discover in month eleven, with no record of its condition at handover, is a much harder claim than one photographed and logged before you signed.
What a proper inspection covers
Aesthetics are the easy part. The systems that make a home habitable are where the real risk sits, and where a rushed check will miss things.
Electrical
Not just whether the lights come on. Every socket tested, distribution boards evaluated, grounding verified. Incorrect grounding is a fire risk and it is invisible without testing for it.
Plumbing
Drainage points checked and lines pressure tested. Slow leaks behind walls are among the most damaging defects in a new property precisely because they stay hidden — by the time you see a stain, the damage is done.
HVAC
In this climate, air conditioning is not a comfort issue. Airflow and temperature differentials are measured to confirm units perform under load. AC balancing is frequently rushed in the final construction phase, and the result is uneven cooling and higher bills for as long as you own the property.
Structure and finishes
Settlement cracks, dampness, waterproofing failures. Joinery, tiling and glazing checked against proper standards — hollow tiles, misaligned frames, poor sealant work that compromises the building envelope.
Thermal imaging
Thermal cameras reveal what the eye cannot: insulation gaps, cold spots and moisture behind walls. In a climate this hot, an unsealed building envelope costs you money every month.
Why the developer's walkthrough is not enough
A developer-led walkthrough is a guided tour of your own property, run by the party whose objective is to close the file.
That is not an accusation of bad faith. Internal quality control teams are often perfectly competent. But during mass handovers, when hundreds of units are released at once, those teams are under real pressure to clear properties on schedule. Systemic defects that are not immediately visible are exactly what gets missed in that environment.
An independent inspector has one incentive: finding what is wrong. A buyer might notice a crooked cabinet door. An inspector asks what caused it. That difference is the entire value of the exercise.
There is also a practical effect worth naming. Arriving with an independent inspector changes the conversation. It tells the developer you are documenting the property to a standard, and that shortcuts will be identified before the keys change hands.
What to look for in a snagging company in Dubai
Do they work for buyers only? An inspection company with commercial relationships on the developer side has a conflict of interest, whatever it says on the website. Ask directly.
Is the re-inspection included? After the developer completes the fixes, someone has to verify the work was actually done. Many companies charge separately for that second visit. Check whether the quoted price covers one inspection or the full cycle.
How fast is the report? Handover timelines are tight, and a report that arrives two days later is two days of leverage lost.
Is the report developer-ready? A snag list only works if the site office can act on it. Photographic evidence paired with precise technical description eliminates the back-and-forth that delays repairs. A vague list produces vague responses.
