New properties in Dubai carry a defect liability period — typically twelve months from handover — during which the developer remains responsible for defects in workmanship. Most owners discover this exists somewhere around month eleven, which is roughly the point at which it stops being useful.

A DLP inspection is timed deliberately. Booked at nine or ten months, it gives you a documented list of claimable defects with enough runway left to get them rectified before the window closes.

Why problems surface after you move in

A property behaves differently once it is occupied. Air conditioning runs continuously through a Dubai summer rather than being switched on for a viewing. Water systems get daily use. The building settles. Waterproofing gets its first real test when the humidity climbs. Faults that were genuinely invisible at handover become visible at month six.

What you get

What differs is the framing — the report separates items that fall under the developer's warranty from ordinary wear and from anything a previous occupant caused, so the claim is straightforward to make.

Questions about this service

When exactly should I book it?

Around nine to ten months after handover. That leaves enough time to submit the claim and have rectification completed before the twelve-month period ends.

What if my DLP has already expired?

The developer is no longer obliged to rectify, but an inspection still tells you the property's condition and what needs attention. Some structural items carry longer statutory liability.

Does the developer have to accept the report?

They are obliged to address defects in workmanship within the liability period. A documented, photographed, graded report is considerably harder to dismiss than a phone call.
