Every defect we record appears as a single entry containing four things: a photograph, a written description, a location reference precise enough for a contractor to find it, and a severity grade. Nothing else. No filler, no padding out the page count to look thorough.

The report opens with a summary of critical items so that anyone reading it — you, the developer, the contractor — can see within thirty seconds what has to be dealt with before handover and what can follow later.

Why we send it the same day

Handover paperwork in Dubai moves quickly. Developers schedule a date, hand over keys, and the documents get signed in the same week. A report that arrives 48 hours later frequently arrives after the signature, and once you have signed, responsibility for those defects has quietly shifted to you.

Sending it the same day is not a convenience feature. It is the difference between a report that gives you leverage and one that gives you a record.

What happens after you send it to the developer

The developer schedules rectification work. When they tell you it is complete, message us and we return to verify it — the de-snag visit, included in your original fee rather than billed again. We check each item on the original list and confirm what was genuinely fixed against what was signed off as fixed. Those are not always the same list.
