What a snagging inspection actually covers
Every system in the property, photographed, located and graded — not a walk-through with a clipboard.
Structure & finishes
Walls, ceilings, floors, skirting, paint, tile levels and hollow tiling.
Doors & joinery
Alignment, sealing, locks, handles, wardrobes and built-in cabinetry.
Plumbing
Water pressure, drainage, leaks, traps, heaters, bathroom and kitchen fittings.
Electrical
Sockets, switches, DB board, earthing, lighting circuits and outdoor points.
HVAC
Air flow, temperature differential, condensation, ducting and drainage lines.
Waterproofing
Bathrooms, roofs, terraces, balconies and external wall junctions.
External areas
Landscaping, irrigation, boundary walls, garage, driveway and drainage falls.
Thermal imaging
Hidden leaks, damp behind finishes, missing insulation and overheating electrical points a visual check cannot find.
How defects are graded
A list of two hundred faults with no priority attached is not much use to anyone. Developers triage, and a report that helps them triage gets actioned faster. Every defect we record carries one of three grades.
Critical
Anything affecting safety, water-tightness or the structure. Electrical faults, active leaks, failed waterproofing, drainage running the wrong way. These are raised first and we expect them fixed before you accept the property.
Functional
The property works, but not as it should. Doors that do not close properly, weak water pressure, an air-conditioning unit failing to reach the temperature differential it should, hollow tiling that will crack within a year.
Cosmetic
Finish-quality issues. Paint runs, chipped skirting, misaligned joinery, grouting. Individually small, collectively the difference between a property that feels finished and one that does not.
Why the location reference matters
Every defect is tied to a specific position — not "bathroom" but which bathroom, which wall, which fixture. This is the part that saves you a fortnight of back-and-forth. The developer's contractor can find the item without you standing there pointing at it.
Where thermal imaging earns its place
A visual inspection finds what is visible. A great deal of what will cost you money later is not, at least not yet. Thermal imaging reads surface temperature differences, and those differences reveal what sits behind the finish.
- Water escaping behind a wall or under a floor, weeks before a stain appears
- Insulation missing or displaced in ceilings and external walls
- Electrical connections running hot at the distribution board
- Chilled water and drainage lines leaking inside ceiling voids
- Air-conditioning ducting losing cooling before it reaches the room
It is included in every inspection we carry out, not offered as an upgrade.
