Short-term rentals turn over constantly, and every turnover is a moment where responsibility for the property's condition changes hands. Without a dated photographic record, a claim against a guest — or a claim against you by an owner — comes down to two recollections and no evidence.
We inspect holiday home units on the same basis as any handover: every room photographed, every defect located and graded, the report in your inbox the same day. Operators use it at the start of a management agreement, between guests where the stakes justify it, and whenever a unit comes back from a stay in worse condition than it left.
Where operators use this
- Onboarding a unit. A baseline condition report before you take a property into management, so you are not inheriting someone else's damage.
- Guest turnover. Documented condition before and after a stay, which is what a platform will actually accept when you raise a damage claim.
- End of management. Evidence of the condition you are handing back to the owner.
- Owner reporting. A neutral third-party report is easier for an owner to accept than photographs taken by the operator managing the unit.
What gets checked
Everything in a standard inspection, plus the items that actually cause short-term rental disputes: appliance function, furniture and soft furnishings, sanitaryware, air-conditioning performance, and the wear that accumulates faster in a unit occupied by strangers every few days than in one lived in by an owner.
Because we are engaged by whoever commissions the report and hold no ongoing relationship with either the operator or the guest, the record carries weight with both.

Questions about this service
Can you inspect between every guest?
For most units that is not economic, and we will tell you so. It makes sense for higher-value properties, longer stays, or after an incident. For routine turnovers a baseline report plus periodic re-inspection usually gives the protection you need.
Do you work with holiday home operators directly?
Yes. We work with operators managing multiple units as well as individual owners letting their own property.
How quickly can you attend a turnover?
Short-term rental schedules are tight. Message us with the unit and window and we will confirm the same day whether we can cover it.
Is this different from a move-in and move-out report?
The method is the same; the frequency and the emphasis differ. Short-term units turn over far more often and the wear pattern is different, so we weight appliances, furnishings and sanitaryware more heavily.
