
Most security deposit disputes are not disputes about facts. They are disputes about what the property looked like twelve months earlier, argued between two people who each remember it differently and neither of whom documented it properly.
An independent condition report removes the argument. Photographed, dated, and produced by a party with no stake in the outcome, it gives landlord and tenant the same reference point.

Useful to both sides
Landlords get documented evidence of the condition a property was handed over in. Tenants get protection against being charged for damage that was already there. Because we work for whoever commissions the report and have no ongoing relationship with either party, neither side has reason to treat it as partisan.

Can you do the move-out report if you did not do the move-in?
Yes, though the comparison is stronger when we hold both. Without a move-in record we document current condition against normal expectations for the property's age.
