Post-renovation and fit-out inspection

Verify the work against what was agreed — before the final invoice is settled and your leverage disappears.

Final payment is the only leverage a client has over a contractor. Once it is released, getting defects rectified depends entirely on the contractor's goodwill and availability, and both tend to decline sharply after settlement.

A post-renovation inspection is carried out at practical completion, before that payment goes out. We assess workmanship, materials and finish quality against the specification, and give you a documented list of everything falling short.

What we assess

  • Whether the materials installed match the materials specified
  • Finish quality across tiling, joinery, paintwork and flooring
  • Electrical work: circuit protection, earthing, polarity, load
  • Plumbing modifications, drainage falls and connections
  • Waterproofing in any wet area that was opened up
  • Air-conditioning alterations and duct modifications
  • Making good — the finishing work contractors most often skip

Why an independent inspection carries more weight

A contractor's own sign-off is a self-assessment. When a dispute reaches the point of formal correspondence, an independent report from a certified inspector is evidence in a way that your own photographs and messages are not.

What we check

Structure & finishes

Walls, ceilings, floors, skirting, paint, tile levels and hollow tiling.

Doors & joinery

Alignment, sealing, locks, handles, wardrobes and built-in cabinetry.

Plumbing

Water pressure, drainage, leaks, traps, heaters, bathroom and kitchen fittings.

Electrical

Sockets, switches, DB board, earthing, lighting circuits and outdoor points.

HVAC

Air flow, temperature differential, condensation, ducting and drainage lines.

Waterproofing

Bathrooms, roofs, terraces, balconies and external wall junctions.

External areas

Landscaping, irrigation, boundary walls, garage, driveway and drainage falls.

Thermal imaging

Hidden leaks, damp behind finishes, missing insulation and overheating electrical points a visual check cannot find.

Questions about this service

When should the inspection happen?

At practical completion, before final payment. Booking it once the contractor has left the site is significantly less effective.

Can you inspect during the works rather than after?

Yes. For larger fit-outs, staged inspections at first fix and second fix catch problems while they are still cheap to correct.

Does this work for commercial fit-outs?

Yes. Offices, retail units and warehouses follow the same process, on a scale matched to the site.
