The shortest way to decide is by where you are in the process. If the developer has offered you a handover date and you have not signed anything, you want new handover snagging. If you moved in during the last twelve months and problems are appearing, you want a defect liability period inspection while the warranty still applies.
If you are buying from another owner rather than a developer, a resale inspection tells you what the viewing did not. If a contractor has just finished work and is asking for the final payment, a post-renovation inspection is what verifies you got what you paid for.
